When someone asks ChatGPT, Perplexity or Google "coworking space in [your city]", the answer appears before your website is ever opened. If your space is not in that answer, a competitor is. This page explains the three disciplines that decide it, SEO, AEO and GEO, in operator language. Learn the system yourself with our kits, or have us run it for you.
Coworking is a local, high-intent search category. A founder relocating to your city, a remote worker tired of cafes, a team of six that just lost its office: all of them search, and more and more of them ask an AI assistant instead of scrolling results. The assistant names three or four spaces and the shortlist is made. Nobody emails you to say you were not on it.
Most operators either ignore this or pay an agency without understanding what they are paying for. There is a third option: learn the system, run the routine, and measure honestly. That is what the kits on this page teach.
ChatGPT, Perplexity, Google AI Overviews and Copilot answer "coworking near me" style questions directly. They pull from your website, your Google Business Profile, your reviews and the directories that mention you. Weak inputs mean you are simply absent from the answer.
Booking platforms and listing sites rank for the searches your members make. You cannot outspend them, but a space with clean local SEO, consistent listings and real reviews can own its city questions, which is where the genuine enquiries are.
Most spaces have never recorded where they stand: which searches they appear for, which AI assistants mention them, what their review rate is. Without a baseline, every marketing decision is a guess and every agency report is unverifiable.
SEO (Search Engine Optimization) is the classic game: being found when someone types "coworking space [your city]" into Google. For a coworking space it is mostly local: your Google Business Profile, your location pages, your reviews, and directories that agree on your name, address and phone.
AEO (Answer Engine Optimization) is being the answer, not just a result. Featured snippets, "People also ask" boxes and AI Overviews reward pages that answer a specific question directly: day pass prices, meeting room capacity, parking, what is included in a hot desk.
GEO (Generative Engine Optimization) is being named by AI assistants when nobody sees a results page at all. The assistants lean on the same raw material, your site, your profile, your reviews and third-party mentions, so the work overlaps heavily with SEO and AEO. The difference is that you must also measure it: ask the assistants your city's questions every month and record whether you are mentioned.
No one can guarantee a ranking or an AI mention, and you should be suspicious of anyone who promises one. What an operator can control is the inputs and the habit of measuring. That is the whole system.
Self-training kits written for operators, not marketers. Built and taught by the Apex Influence founder as a paid 15-session search visibility training currently in delivery to a UK coworking operator, anonymised.
The orientation. An 18-page PDF with SEO, AEO and GEO explained side by side on one page, a day zero baseline sheet to record where you stand on Google and in 4 AI assistants, a 12-step starter checklist (six one-time setup moves, six monthly habits), and a 170-term plain English glossary with a coworking example for every term.
The working toolkit. 33 ready-to-paste prompts that turn Claude or ChatGPT into your search visibility assistant: research, Google Business Profile posts and replies, review requests, listings audits, on-page SEO, technical checks in plain English, answer-first content, schema, AI visibility tracking and the one-page monthly report. 17 of the 33 run the monthly routine.
A measurement workbook, the Search Visibility Tracker, joins the coworking ladder next. Start with the free kit and you will hear when it is out.
Not a coworking space? The same system exists generalised for any local or service business: The AI Search Operating System for Small Businesses ($99), with the monthly plan, the prompts and the tracker in one bundle.
The kits exist because plenty of operators want to understand and run this themselves, and with 8 to 10 honest hours a month, they can. The prompts and checklists are the same material we teach in paid training.
If you would rather spend those hours on your members, our AI SEO service runs the same system for you: the audit, the fixes, the content, the measurement and a monthly report you can check yourself. Coworking is one of our four core verticals, alongside the work we describe for coworking operators generally. Either way, start by knowing where you stand: run your site through the free Master SEO Tool first.
